Six phases. Zero surprises. Every project moves through the same disciplined process — sized to fit your scope.
Why It Matters
Most construction problems aren't construction problems — they're communication problems, scope problems, or schedule problems caught too late. Our process exists to catch them early.
We meet you on-site, walk the space, and listen. We're learning your goals, your constraints, and the parts of the project that keep you up at night.
Deliverable: Written scope summary within 48 hours.
You get a line-item proposal — not a one-page lump sum. Materials, labor, subs, contingencies, and assumptions are all spelled out so you know exactly what you're paying for and where flexibility exists.
Deliverable: Itemized proposal + draft schedule.
Permits pulled, subs lined up, materials ordered, and the schedule locked. For occupied renovations, we map out phasing, dust controls, and resident or tenant communication plans before mobilization day.
Deliverable: Signed contract, schedule, and mobilization plan.
The work starts. You get weekly site updates with photos, a live schedule, and a single point of contact (usually Rob) for every question. Job sites stay clean. Trades stay accountable. The schedule stays the schedule.
Deliverable: Weekly progress reports + open client portal.
Before we ask you to look, we look. Our internal punch list runs before your walkthrough — so the items you'd notice are already fixed by the time you arrive.
Deliverable: Internal QC sign-off + client punch walk.
Final walkthrough, warranty documentation, as-builts, and a closeout package with every receipt, permit, and product spec. We're a phone call away long after the job ends.
Deliverable: Closeout binder + 1-year workmanship warranty.
Our Commitments
The things we promise in writing — and the things we'd promise even if you didn't ask.
You'll have a direct line to the General Manager — not a project coordinator, not a 1-800 number. One person owns your build.
Every Friday: where we are, what's next, what's at risk, and what we need from you. Always in writing, always on time.
Daily cleanup, dust controls, and respectful crews. Especially critical in occupied buildings — and the standard on every site.
Standard workmanship warranty on every project. Manufacturer warranties tracked and handed over in the closeout binder.
